The Priciest Home in Tennessee?

Could Twin Rivers Farm break records as Tennessee’s highest-priced home with its $65 million price tag?

The property is located in the suburb of Leipers Fork, just 30 miles southwest of Nashville, known for attracting high-net-worth individuals and celebrities like Justin Timberlake and Nicole Kidman.

Real Estate Agent’s Perspective

According to listing agent Dan McEwen with the McEwen Group, Twin Rivers Farm is one of the most significant real estate holdings in the Southeast. Its sprawling 383-acre size and unique amenities such as a man-made private fishing lake help justify the eight-figure price.

History and Market Trends

The previous record for the most expensive home sold in Tennessee was set in 2010 at $28 million. The market has shifted dramatically over the past 20 years, largely due to out-of-state buyers and families moving to Middle Tennessee, according to McEwen.

The Nashville area has also seen a surge in millionaires, with more than 70% increase since 2019, including over 1,000 people with a net worth over $30 million.

Owner’s Journey

Larry Keele, a retired co-founder of Oaktree Capital, moved to Twin Rivers Farm from California in 2015. He demolished existing structures and invested millions in constructing a resort-like estate just outside Nashville. His decision to move was driven by a desire for a better quality of life, returning to his roots in Tennessee.

Property Features

The main residence spans an impressive 10,626 square feet and features five bedrooms, seven bathrooms, and luxurious amenities. The estate also includes a barn, guest house, and a man-made lake for fishing and swimming.

Market Demand and Selling Decision

Trophy properties like Twin Rivers Farm are in increasing demand in the area as wealthy buyers look for large acreage combined with high-end amenities. Celebrities also enjoy the area for privacy and entertainment. The Keeles’ decision to sell is driven by a desire to downsize and relocate closer to Nashville.
